*Guaranteed Approval – requires full documentation of income and a debt to income not to exceed 45% (case by case to 50%). Applicant will also need to have an overall timely credit history in the last 12 months but credit does not need to be perfect and some late mark items may be permitted. Std min scores set forth by FNMA/FHLMC are 620. Std min scores for GNMA are 580 and exceptions can be made down to 520 (case by case). If any applicant is not eligible for approval at time of initial request, our personal mortgage advisors can assist with items needed to be corrected in credit or items that could be paid down to help improve debt to income ratios and or overall credit score to become eligible. Eligibility at time of application is not guaranteed however by working with us we can create a plan that, if followed, will dramatically reduce the time needed to qualify and we will work with applicant to help with the updated / corrected items, as well as the credit bureaus directly to get applicant to an approvable status. Verifiable employment is also required prior to application as well as during the time (if necessary) to become eligible for approval. Changes to employment status (ex: W2 employee to 1099 or W2 employee to self employed will typically require a min of 2 yrs waiting period to establish min eligible income average set forth by FNMA/FHLMC and or GNMA USDA).
