Max loan size for a conventional loan is $806,500 and min loan size is 125k. 5.75% 30y fixed rate has an APR of 6.75 (which includes mortgage insurance) based on 500k loan, 7200 score and for owner occupied properties only. No lender fee special, requires min loan size of 300k or a previous customer of USM and part of our Lowest Rate for Life program. Eligible loans must meet conventional or FHA/VA requirements. Not all applicants will qualify. "Lowest Rate for Life" program requires borrowers to maintain good credit and verifiable employment. Loans must be eligible for FNMA, FHLMC or GNMA delivery and all loans require to be underwritten and acceptable by at least one of the federal agencies. On any future loan completed by US Mortgages borrowers will not be charged for any lender fees, including the cost of appraisal up to $600. There is not a limit to the number of loans the borrower can complete under this program, however the interest rate must be dropped by at least 1/2% over their current rate to ensure borrowers receive a net tangible benefit and a minimum of 6 payments must be made on the current loan to be eligible. Purchase Loans and our unique Grant money down payment is limited to owner occupied properties only. Borrowers must make at least 6 payments on the loan in order for the Grant Money to be forgiven. Min FICO for Grant Money is 620. Property types (condo, townhome, SFR) are acceptable. 2 unit owner occupied homes are also acceptable.
