Reduced loan to values available for credit down to 640 score with full documentation of income. maximum debt to income ratio is 50%. Min loan size is 50k and maximum is $500,000. 2nd homes and investment properties also available for HELOC/HELOAN at reduced LTV. HELOC has draw periods of either 3yrs or 5yrs and interest only available for 10yrs. Loan term can be either 20yrs or 30yrs. No appraisal is limited to a max loan of 400k. Home requires sufficient equity and is capped at a combined loan to value percentage of 89.99. "Insta" HELOC maximum CLTV is 80% and requires a 740 score. Min FICO for "Insta" HELOC is 680 and has a limitation of 65% CLTV. 4.99% 3yr fixed has APR of 6.31 as of 5.5.2025 based on 700k loan, requires 760 score and is for VA eligble only. Available as FHA for slightly higher rate and/or APR. Loan is fixed for years 1-3 and then has max caps of 1% annually with a 5% lifetime cap. $25,000 down payment GRANT money requires a min of 6 payments to be made on the new loan for the Grant to be forgiven/satisfied and is open for both first time buyes and repeat buyers whose median hosuehold income is 140% or less than median area average. FHA financing is required as part of the Grant Money. Lowest Rate for Life™ requires customer to maintain good credit history and be able to provide verified proof of employment in accordance with standards set by FNMA, FHLMC and or GNMA.
